Granting of tenancies

Viewings

We normally arrange block viewings for weekday evenings between 5.00 and 6.00pm. Please call 01423 873777 to arrange a viewing.

Acceptance criteria

The following criteria applies to our properties.

Residential

  • No deposit is required for any of our properties unless stated otherwise
  • All our properties are unfurnished
  • An administration fee of £190.00 will apply to all tenancies, covering costs for reference checking, land registry charges, credit checking charges, production of tenancy agreement, etc.
  • A home owning guarantor will always be required on residential lettings (also sometimes on commercial). This is a person (often family) who would pay any costs including the rent due under the tenancy agreement if the tenant fails to pay.
  • Housing benefit / local housing allowance recipients may be accepted
  • Pets may be accepted on certain properties
  • Minimum term of tenancy is 3 months
  • A credit check will be taken

Commercial

  • Criteria for commercial properties varies depending on the property
  • As a rule, rents are payable quarterly.
  • One quarters rent in advance will be required along with a returnable deposit equivalent to a quarters rent.
  • A credit check will normally be taken.

Garages

  • All rents are payable quarterly
  • A quarters deposit will be required.
  • A credit check will always be carried out.
